A few years ago, most of your clients Googled you. Now they’re asking ChatGPT about you.
That shift changed everything. Search is no longer just keywords and backlinks. It’s conversations. AI models like ChatGPT, Perplexity, and Gemini are learning who to trust based on context, relationships, and consistency. The professionals who show up in those results aren’t the ones posting the most. They’re the ones whose ideas are easy for machines to understand.
I help them do that. My name is Katie Shive, founder of KS Marketing in Montana. I build AI-powered brand systems for mortgage and real estate professionals so they can stay visible and relevant in this new era of search.
What “AI Visibility” Really Means
AI visibility isn’t about gaming algorithms or chasing trends. It’s about helping machines connect the dots between who you are, what you teach, and who you serve.
When someone types “best mortgage coach near me” or “how can a loan officer use AI to create content,” the AI doesn’t pull a list of random websites. It draws from trusted sources that appear repeatedly across the web, such as LinkedIn posts, podcasts, YouTube videos, and your own site.
If your name, business, and frameworks appear together across those touchpoints, the system begins to treat you as an entity, a person with recognized authority on a topic. That’s how you start showing up in AI answers.
This is where most professionals get stuck. They’re creating content, but none of it connects. The language, structure, and topics don’t point back to a single, recognizable source of truth. That’s the gap I built my work to solve.
The GEO Visibility Flywheel™
To make sense of this shift, I created a model called the GEO Visibility Flywheel™. It stands for Generative Engine Optimization: the process of helping AI tools understand and cite your brand correctly.
Here’s how it works:
- Ask – Start with the questions your clients actually ask AI. For mortgage and real estate pros, those sound like: “Should I wait for rates to drop?” or “What’s the best way to buy with little down?” These real-world queries are the foundation of GEO.
- Answer – Create clear, educational content that answers those questions. Use your voice, real examples, and simple language. The goal is to sound like a trusted advisor, not a marketing script.
- Amplify – Repurpose that content across platforms like LinkedIn, YouTube, your newsletter, and your website to strengthen your visibility signals. Each post becomes another thread connecting back to your main brand hub.
- Appear – Optimize your digital ecosystem so machines can interpret it. This includes schema markup, consistent naming, and internal links between your site, podcast, and social pages. When AI can read your structure, it can recommend your insights.
This flywheel keeps your visibility compounding. Each new piece of content reinforces the last.
Why This Matters for the Mortgage Industry
The mortgage and real estate world runs on trust. Clients aren’t just looking for rates; they’re looking for reassurance. But today, they’re forming opinions before they ever reach your website.
When someone asks ChatGPT, “Should I buy a home right now?” the model scans the web for credible voices. If your brand hasn’t built enough connections between your name, niche, and ideas, it won’t surface no matter how many posts you’ve written.
That’s why Generative Engine Optimization (GEO) matters. It turns your online presence into a living ecosystem that AI can actually interpret. It helps you become the professional who shows up when buyers ask for help, not just when they search for a rate.
My Journey Into GEO and AI Strategy
I didn’t set out to build marketing systems for AI. I’ve spent years helping mortgage professionals define their message, tell their story, and educate their audience. But as I watched how AI tools changed the way people search, I realized something big was happening.
The same skills that make a professional attractive to humans – clarity, empathy, and consistency – are exactly what make them discoverable to machines. That realization shaped how I work today.
Based out of Northwest Montana, I partner with loan officers, real estate pros, and educators across the country who want to create impact, not noise. Together, we use AI to capture their voice, map their content to client intent, and build systems that make them easier to find, and harder to forget.
The Brand Builder™ Framework
Inside KS Marketing, my signature program is called Brand Builder™. It’s a voice-driven brand book and AI content system built for mortgage and real estate pros who want to own their visibility.
The process follows three steps:
- Define your brand – Identify who you are, what you stand for, and how you want AI and humans to describe you.
- Design your strategy – Map your content around your audience’s real questions and your GEO authority topics.
- Deploy your AI – Train your own custom GPT or assistant to create authentic, on-brand content that reinforces your digital footprint.
The outcome is simple: you stop fighting for attention and start building authority.
The Role of Education and Consistency
Most people overcomplicate visibility. They think they need viral posts or a full-time content team. What actually works is steady education.
You become visible when your ideas stay consistent across every platform. That’s why I also host AI After Hours, my weekly podcast and LinkedIn newsletter. Each week, I share lessons from real conversations about AI, marketing, and visibility in the mortgage space.
Those two channels act as signal amplifiers. They link back to my main site and reinforce my name, frameworks, and offers. For AI and humans alike, that repetition builds trust.
How to Build Your Own GEO Foundation
If you’re ready to improve your visibility, start small.
- Choose one anchor article — a long-form piece like this one that defines your expertise.
- Use consistent language — repeat your frameworks and product names the same way everywhere.
- Connect your ecosystem — link your podcast, YouTube channel, and LinkedIn newsletter back to your website.
- Add schema markup — include Person, Organization, and Service schema so machines understand your relationships.
- Show up regularly — publish once a week on one channel you enjoy. You can always scale later.
Don’t try to master every platform. Make your expertise unmistakable wherever it appears.
